The Most Common Causes of a Roof Leak

Posted on March 5, 2018 - by admin

If you are unable to find the underlying cause of roof leaks, it may cause substantial damage to your home. Keep it in mind that roof leaks require immediate repair because the water can damage your property. If you notice any leak in your roof, you should investigate its reason. Here are some most common causes of a roof leak:

Old Roof

Roofing materials deteriorate with age, once the roof becomes weaker it becomes less effective  preventing water from entering in the ceiling. Weather conditions and temperature fluctuation may cause cracking or making the roofing material more fragile over time. The sun exposure is another reason of roof leak because the sun rays can melt the tar that seals shingles.

Roof Vents

These play an important role to seal your roof and prevent leaks. You should inspect gaskets around your vent pipes for gaps or cracks and missing nails. Climate changes are significant factors to crack plastic vents.

Debris

Accumulation of debris, like pine needles, leaves or twigs may trap water on your roof. A continuously wet area is the ideal for breading mold and bacteria which then eats away at your roof. It is essential to keep your roof clean and trim overhanging branches of the tree to keep your roof free from debris.

Flashing

Roof flashing is used to seal the edges of roof, dormer, and chimneys and helps direct water flow. Flashing sections can slide out of their place because of missing nails, so it is best to have them inspected. They can be made of metal, plastic or composite materials, ask your local roofing professional which is best for your home.

Gutter Backup

Gutters can clog with debris or leaves, and this can slow down the water flow from your roof. You can avoid this problem by covering gutter and keeping it clean to ensure free water flow.

Holes

Removal of an antenna or any other installation may leave holes on the roof. These holes can easily draw water and cause roof leaks. Make sure to have your roof inspected after removal, just in case a roof repair is needed.
